$85 million Villa Skyfall has emerged as Stone Creek Ranch's flagship listing in Delray Beach, with broker Senada Adzem saying the James Bond-themed estate could set a local price record.
The 2.5-acre, single-story home was built in 14 months and is being marketed as a fully turnkey trophy property, with 12 bathrooms, a 95-foot pool, hidden rooms and all furnishings included.
Stone Creek Ranch is pitching privacy and prestige as key draws, with neighbors including Mark Wahlberg, Steve Cohen, Russ Weiner and Khalil Mack inside the guarded enclave.
Buyer interest is coming largely from finance and tech wealth in California, New York and Connecticut, as Florida's zero state income tax and quieter setting than Miami or Palm Beach pull in ultra-rich migrants.
Adzem said that influx of out-of-state capital reflects a broader structural shift in South Florida luxury housing, even as the wider U.S. home market remains strained by high rates.
