Fannie Mae, Freddie Mac End Condo Fast-Track Reviews Aug. 3, Forcing Full Scrutiny on Many Loans

Summary
Aug. 3 will end Fannie Mae’s Limited Review and Freddie Mac’s Streamlined Review for condo applications, pushing many established projects into Full Review unless they qualify for a waiver or exemption.
That shift makes condo-project documents—not just borrower finances—the immediate hurdle, with budgets, reserves, insurance, inspections, litigation and special assessments now more likely to delay or derail closings.
Lenders face added cost and pipeline risk because associations and property managers control much of that paperwork; industry estimates put Full Review document-gathering at $100 to $1,000 per project.
More than 750 AD Mortgage Florida condo loans since 2021 used Limited Review, and 53% of its conventional condo production there relied on that path, underscoring the potential hit in a state already strained by insurance and reserve pressures.
The agencies expanded some waivers in March for projects with 10 or fewer units and eased other rules, but the deadline will test whether that flexibility offsets tighter access to conventional condo financing.
