Houston Listings Hit Record 40,750 as $1 Million-Plus and Sub-$100,000 Home Sales Rise

The weakest pocket was $100,000 to $150,000 homes, where transactions fell 11.5%; homes from $150,000 to $1 million moved by 1% or less.
Prices stayed relatively contained despite the inventory surge, with the average sale price up 1.9% to $441,000 and the median up 0.6% to $340,000.
HAR said the mix points to a more balanced market and argued Houston has returned to pre-pandemic sales volumes, even as national single-family sales remain 20% below 2019 levels.
