Zillow’s Aug. 31 lender data put the average 30-year fixed purchase mortgage at 6.55%, 4 basis points above the comparable refinance rate of 6.51%.
The same pattern held across other key products: the 15-year fixed purchase rate was 5.91% versus 5.89% for refis, and the 5/1 ARM was 6.26% versus 6.19%.
Other purchase averages came in at 6.46% for a 20-year fixed, 6.11% for a 7/1 ARM and 6.11% for a 30-year VA loan, showing rates still clustered in the low-to-mid 6% range.
Zillow noted refinance rates are often higher than purchase rates, but not always; industry forecasts from MBA and Fannie Mae still see 30-year mortgages averaging roughly 6.6% to 6.8% through the rest of 2026.
