The proposed Florida amendment would raise the homestead exemption to $150,000 in 2027 and $250,000 in 2028 for non-school property taxes, with future inflation increases. That means many owner-occupants would see meaningful savings, and some could owe little or no non-school local property tax. In a state where housing costs and insurance bills have surged, that relief is politically powerful. But the tradeoff is large. State economists project recurring local revenue losses that rise to roughly $12 billion within five years. That estimate does not even include the cost of fully eliminating non-school homestead property taxes later. Property taxes are the main funding source for counties, cities, and special districts that pay for sheriff patrols, fire rescue, 911, roads, stormwater systems, parks, libraries, and emergency management. Local governments and policy analysts warn the missing money would not simply disappear as a problem. It would likely be offset through service cuts, higher fees, higher sales or special assessments where possible, or tax shifts onto renters, businesses, second-home owners, and other non-homestead property owners.
